Position Title: Team Leader

Job Description:

We are recruiting to two Team Leaders posts. One will take a lead in helping the Council secure private rented properties in order to prevent homelessness. The other will manage a team who will take all reasonable steps to help a private rented tenant remain in their home. Therefore a good understanding of the private rented sector, and ability to build constructive relationships with landlords and letting agents is essential. The role would be suitable for both experienced managers and those who are looking to move into management for the first time. A good understanding of Part VII of the Housing Act 1996 (as amended) and the Homelessness Reduction Act 2017 would be desirable, but not essential.

Responsibilities:

  • Build and maintain effective and constructive relationships with private landlords and lettings, understanding their needs and motivations, in order to create a strong supply of accommodation suitable for the needs of households who are homeless or threatened with homelessness.
  • Have an excellent understanding of the private rented sector, and how this can help deliver an affective housing solution in a areas of high housing demand.
  • Ensure the service maintains high levels of good customer care and empathy throughout. We may not always be able to give people what they want, but we should always be honest and treat them with respect, in consideration of their situation.
  • Manage a team of officers focussed on achieving private rented solutions, to help the Council prevent or relieve homelessness prevention. This will be achieved by either assisting people to secure private rented accommodation, or ensuring they are able to maintain a tenancy.
  • Carry out regular 1-2-1s and case reviews, using these to identify areas for training and service improvement, and inform Senior Managers so these can be put into practice.

Requirements:

  • Understanding the principles of a prevention and options approach in tackling the issue of homelessness and of coaching and helping staff to use negotiation tools in an advice or advocacy setting.
  • Dealing with complaints and/or Member Enquiries, with demonstrable evidence of using these to enhance service delivery.
  • The housing issues facing a high demand London local authority.
  • Possess the desire for continual learning and development
  • Understanding the principles of coaching and development with demonstrable knowledge of how this would be applied
  • Working within a large, complex, customer-focused organisation with a significant emphasis on performance management.
  • The private rented sector and welfare benefits (including Universal Credit and Housing Benefit. A broad understanding of relevant legislation relating to housing and homelessness would be useful, but not essential.
  • Leading, motivating and managing a service to achieve significant, sustainable improvements and positive outcomes through internal and external partnerships.
  • Working within a high quality housing service in a related area for a local authority or comparable organisation.
  • And understanding of the housing and support needs of homeless and housing applicants and tenants.
  • Monitoring of performance, producing reports and analysing data in order to drive service improvements.
