Position Title: Estates Surveyor

Job Description:
Due to internal promotions we are now looking for an experienced Estates Surveyor who will successfully deliver all estate management services including the management of all lease events. You will take full responsibility for lease renewals, rent reviews and all Landlord and Tenant matters.
Responsibilities:
- Ensure property databases are maintained and updated with changes in the portfolio
- Drive continual improvement in all aspects of real estate portfolio management by participating on project teams to ensure timely completion of projects and driving the development of projects, services and capital budgets
- Creating annual real estate portfolio budgets
- Liaising with accounting teams with respect to property costs
- Ensures accurate Lease Accountancy/Administration
- Manage relationships with outsources real estate service providers, including brokers, consultants, legal advisers, landlords, tenants and finance professionals
- Manage Landlord and Tenant notices taking appropriate action to protect the business
- Conduct property management inspections
- Manage property costs approving and challenging charges as required
- Undertake and manage negotiations of licences, rent reviews and lease renewals
- Analyse existing Real Estate portfolio, including leases, costs, space requirements and optimising these on a continuous basis
- Liaison with landlord, tenants and 3rd parties to manage and resolve property related enquiries
- Provide advice on landlord and tenant issues
- Perform analysis and resolution of real estate/property operating expenses
- Managing end of lease and dilapidation processes
- Collaborate with UK&I management to determine Real Estate requirements
- Interpret and ensure adherence to lease terms advising team members and the business as required
- Manages the tactical execution of transactions and property management activities
Requirements:
- Proven track record in Estates Management
- Degree in Real Estate Management
- Membership of Royal Institute of Chartered Surveyors
- Experience working as an in-house surveyor will be an advantage
- Competent Landlord and Tenant Surveyor with Relevant Portfolio Management experience in Corporate Real Estate
