Job Description

The real estate business was founded in 2006 and launched its first funds for institutional investors in 2008, since then it has attracted a range of blue-chip clients from the UK, continental Europe and Asia. The experienced team of fund managers, analysts and operations professionals are based in 6 locations across Europe (London, Paris, Frankfurt, Munich, Luxembourg and Amsterdam). The team has established strong performance track records (our fund performance is consistently amongst the very best in each respective peer group over the short, medium and long term) and we are now building on this success by growing our existing flagship funds and further developing the business by launching new funds. As a long term investor, our ultimate goal is to be one of the major real estate fund managers in Europe.

Responsibilities:

  • Identifying and implementing opportunities for active asset management including negotiating terms with tenants and potential tenants, change of use, refurbishment, repositioning and improving building sustainability
  • Preparation and implementation of annual asset level business plans
  • Viability and payback period assessments of project expenditure including sustainability and Cat A plus works
  • Managing new lettings, lease renewals and rent reviews
  • Maximising income and managing property level costs for let and vacant units (including dilapidations claims and marketing budgets)
  • Identifying, instructing (including informal tendering and negotiating terms of appointment), liaising with and overseeing relevant third parties (tenants, managing agents, building surveyors, project managers, letting agents, valuers etc)
  • Assembling and managing project teams to incorporate external project managers, architects, M&E consultants and other specialists to deliver a range of simple to complex refurbishment projects, including managing budgets, payments and oversight of appointments / warranties
  • Inspecting assets regularly, developing and handling tenant relationships including to improve collection of energy consumption data

Requirements:

  • They must have a proven ability to identify, negotiate and execute asset management initiatives including “hands-on” experience of asset repositioning through substantial refurbishment or redevelopment.
  • Familiarity with the traditional commercial use classes (office, retail and industrial/logistics) as well as an understanding of lease structures, landlord & tenant obligations and general market practices in the UK is essential. Candidates should also have some experience of market segments outside of traditional commercial real estate, for example healthcare, student accommodation, life sciences or residential.
  • Candidates should have experience of, or a strong interest in, implementation of sustainability improvements, in particular delivering net zero carbon pathways. Experience in delivering improved EPC ratings and green building certifications such as BREEAM would be beneficial.
  • Some experience of investment and valuation is expected.
  • Candidates should have good working knowledge of all aspects of relevant IT systems (Microsoft Word, Excel and real estate specific valuation & appraisal software such as Argus Enterprise).
  • The individual should be analytical and highly numerate, with an eye for detail, an understanding of the importance of accurate data management and an interest in identifying market trends and themes.
  • Candidates should also be highly organised and able to balance short, medium and long term priorities and to make recommendations and take decisions using their extensive experience.
  • The successful candidate will be a professional, confident individual who is commercially-minded, proactive and driven by results. Working in a small team, the candidate needs to be pragmatic, flexible and “hands-on”.
  • Candidates will be able to work collaboratively with colleagues and must be effective communicators.
